Bergen County Case Study
The Challenge. A homeowner in Paramus brought a 1958 Cape Cod on a 75x100 foot lot to ADPB Group Bergen Remodeling. The existing structure had a compromised foundation, non-conforming setbacks under the current Paramus Borough zoning ordinance, and a floor plan that could not be salvaged through an addition. The only viable path was a full teardown and custom rebuild.
The Structural Constraints. Paramus Borough requires a minimum 25-foot front setback and 10-foot side yard clearances on lots under 10,000 sq ft. Working within the buildable envelope - approximately 55x60 feet - our team designed a 3,200 sq ft two-story colonial that maximized the footprint without requiring a variance application. The new foundation was engineered for the site's soil classification with a full perimeter drain system addressing the drainage failure that had degraded the prior foundation.
The Outcome. The homeowners remained in their Bergen County school district and moved into a structurally sound custom home designed around their family's specific needs.
